How RightAway Insurance advocated for a home insurance client and won

Imagine opening your mail after a long day, expecting nothing more than the usual bills and flyers, only to be hit with a massive home insurance increase. Or worse—a notice stating that your coverage is being dropped entirely. For many homeowners, this is a terrifying reality. Your home is likely your most valuable asset, and a lapse in coverage is not only financially dangerous but can also put you in violation of your mortgage terms.

This was exactly the scenario a recent client of ours faced. What started as a standard policy review turned into a battle to save her coverage. Through dedicated RightAway Insurance home insurance advocacy, we were able to reverse an unfair decision, secure her policy, and educate her on how to protect her home moving forward.

Here is the story of how RightAway Insurance advocated for a clients and won, along with essential tips to help you navigate your own Home Insurance journey.

The Crisis: A Maryland Property on the Brink

Our client, Sarah, owned a beautiful, historic Maryland property. For years, she had paid her premiums on time and kept her home in excellent condition. However, a minor storm caused some superficial damage to her roof. After a brief inspection, a strict insurance underwriter flagged her property as a “high risk.”

Shortly after, Sarah received a dreaded letter: her policy was being canceled. Having your home insurance non renewed is a stressful experience, particularly because it often forces homeowners into secondary, high-risk insurance markets where they face a shocking insurance rate increase.

Sarah was terrified. Without active coverage, she was in direct violation of her mortgage lender insurance requirements, risking forced-placed insurance which is notoriously expensive and offers minimal protection.

The Dissapearing Dog

Sherica one of our long term clients since 2018 was notified by the insurance company that her home insurance rates would increase at renewal and that the policy would eventually not be renewed.  This came as a shock to Sherica; after all, she always paid her premiums in full and on time. What possible reason could the home insurance company have for non-renewing her policy?  It turns out they suspected she had a dangerous pet, a pitbull dog, in the home.  We contacted the insurance company Farmers of Salem and inquired why her policy was being non-renewed after confirming that Sherica did not own any pets.  The underwriters supplied a photo taken during an inspection of her home.  We supplied this photo to Sherica who explained that a friend stayed at her home for two months and happened to own the dog.  Initially, Farmers of Salem did not believe this story and proceeded with the non-renewal action.  We helped Sherica prove her case by obtaining vet records for the dog that belonged to her friend, not her.  We also went the extra mile by obtaining a rental insurance policy from the friend who listed the same dog as her own pet at a separate residence.  After submitting this evidence, Farmers of Salem not only renewed Sherica’s policy at a lower rate but also sent her an apology letter.

Stepping In: RightAway Insurance to the Rescue

Sarah reached out to RightAway Insurance in a panic. We knew we had to act fast to secure her Home Insurance renewal before the cancellation date.

Our first step was to open a direct line of communication with the insurance underwriter. We realized that the underwriter had made their decision based on an outdated, automated aerial roof report that did not reflect recent repairs Sarah had made.

Our team immediately gathered contractor receipts, updated photos, and professional inspection reports. We presented a comprehensive case proving that the property was well-maintained and did not pose an elevated risk. Through persistent RightAway Insurance home insurance advocacy, we successfully overturned the cancellation.

Not only did we secure her coverage, but we also avoided the impending home insurance increase she would have faced on the open market.

Decoding the Policy: Why Details Matter

During our review of Sarah’s Maryland Home Insurance policy, we realized that she like many homeowners wasn’t entirely sure what her policy actually covered. To prevent future surprises, we walked her through the anatomy of her coverage.

Understanding your policy is the best defense against unexpected out-of-pocket costs. Here are the key components every homeowner needs to know:

Dwelling Coverage Limits and Valuation

Your dwelling coverage is the foundation of your policy, paying to rebuild the physical structure of your home. It’s crucial to ensure your dwelling coverage limits accurately reflect current local construction costs, not just the market value of your home.

Furthermore, you must understand the difference between replacement cost vs actual cash value.

  • Replacement Cost: Pays to repair or replace your damaged property with materials of similar kind and quality, without deducting for depreciation.

  • Actual Cash Value: Pays the replacement cost minus depreciation. (This means if a 10-year-old roof is destroyed, you only get what a 10-year-old roof is worth today). Always advocate for replacement cost coverage to avoid massive out-of-pocket expenses.

Covered Perils vs. Named Perils

Insurance policies pay out based on “perils”—events that cause damage, like fire, theft, or windstorms. When comparing HO-3 and HO-5 forms (the two most common homeowner policies), the distinction comes down to covered perils and named perils.

  • HO-3 (Named Perils for Belongings): Covers your home’s structure against everything except what is specifically excluded. However, your personal belongings are only covered against a specific list of “named” perils.

  • HO-5 (Open Perils for Everything): Offers broader protection, covering both your home’s structure and your personal belongings against all perils unless explicitly excluded.

The Hidden Dangers: Common Policy Exclusions

Even the best HO-5 policy has common policy exclusions. Standard policies generally do not cover earth movement or water damage from outside flooding. Depending on where you live, high-risk area premiums can be daunting, but investing in separate flood and earthquake endorsements is an absolute necessity if your home is vulnerable to these disasters.

Protecting More Than Just Your Walls

Your home is more than its physical structure. A robust policy protects your lifestyle, your savings, and your family.

Personal Liability Protection

If a guest slips on your icy driveway or your dog bites a neighbor, you could be sued for medical bills and legal fees. Personal liability protection steps in to cover these costs.

Homeowners must also be aware of attractive nuisance liability. If you have a swimming pool, a trampoline, or a playground on your property, these are considered “attractive nuisances” that can draw children in. Even if a child trespasses and gets hurt, you can be held legally responsible. Ensuring your liability limits are high enough to protect your assets in these scenarios is vital.

Additional Living Expenses Coverage

If a fire or severe storm makes your home uninhabitable, where will you live while it’s being repaired? Additional living expenses coverage (ALE) pays for hotel bills, restaurant meals, and other living costs incurred while you are temporarily displaced, ensuring your family isn’t left financially stranded.

Actionable Tips: Lowering Costs and Managing Claims

With insurance premiums rising nationwide, homeowners are constantly looking for ways to keep costs manageable without sacrificing quality coverage. Here is how you can take control of your policy.

Strategies for Lowering Monthly Premiums

  • Bundle Your Policies: Combining your home and auto insurance with the same provider often yields significant discounts.

  • Increase Your Deductible: Raising your deductible from $500 to $1,000 or higher can visibly reduce your annual premium. Just ensure you have that amount saved in an emergency fund.

  • Upgrade Home Security: Installing burglar alarms, deadbolts, and smart-home water leak detectors makes your home safer and can earn you discounts.

  • Improve Your Credit: Many homeowners don’t realize the impact of credit score on rates. Insurers often use credit-based insurance scores to predict the likelihood of a claim. Maintaining a strong credit score can help in lowering monthly premiums.

Mastering the Claims Process

We hope you never have to experience a major loss, but if disaster strikes, knowing how to file a property claim efficiently is crucial.

  1. Prioritize Safety and Mitigate Damage: Stop the source of the damage if possible (e.g., turn off the main water valve). Do not attempt permanent repairs, but take reasonable steps to prevent further damage.

  2. Document Everything: Before moving debris, take extensive photos and videos of the damage.

  3. The Power of Preparation: The biggest hurdle in a claim is proving what you owned. Spend a weekend inventorying personal belongings for claims. Walk through your house with a smartphone, recording videos of your electronics, furniture, and valuables. Store this video in the cloud.

  4. Seek Insurance Claim Assistance: Navigating adjusters and claims portals can be overwhelming. As a client of RightAway Insurance, you don’t have to do it alone. We offer dedicated insurance claim assistance to ensure your claim is filed correctly, processed promptly, and paid out fairly.
